A comparatively limited number of open market transactions take place each year and comparable evidence is equally limited. It can be difficult to analyse the evidence and even more difficult to draw direct comparisons. Valuers therefore need to have a detailed understanding of the sector and the market's approach to assessing future trading potential and profitability.
