Various factors affect the valuation petrol filling stations and the valuation process itself. Petrol filling station valuations require specialist expertise and considerable experience.
A comparatively limited number of open market transactions take place each year, and the availability of comparable evidence is equally limited. It can be difficult to analyse the evidence and even more difficult to draw direct comparisons. Valuers therefore need to have a detailed understanding of the sector and the market's approach to assessing past, current and future trading potential and profitability.
