The claimant lender brought an action for negligence in respect of a mortgage valuation of a country house, a Grade II listed building. It was held on the facts that the valuation, though on the high side, was not negligent. In the course of the judgment it was suggested by the court that, notwithstanding the basic limits of a valuation, a prudent valuer should alert the client to adverse market trends of which he or she is aware. The judge adopted a bracket of 15%.
