The words 'securing for you an offer' means securing an offer which by acceptance would give rise to a contract. If its acceptance does not make a contract, it is not an offer in the contractual sense. Therefore, following Graham & Scott (Southgate) Ltd v Oxlade, an offer subject to contract was not sufficient for commission to become due, even where the vendor 'accepted' the offer. The acceptance of a subject to contract offer does not bind the offeror.
