Works that would have the effect of giving back to the landlord something different than had been let would generally be a step too far when considering whether or not they fell within the covenant to repair. An example of that would be where the works would have the effect of substantially increasing the expected life of the property and its value. In this case it had the effect of increasing the market value of the house from about £10,000 to about £18,500 and of prolonging the estimated life of the property by some 30 per cent.
