A landlord is not to be expected to be required to chase a tenant for his rent and it is not necessary under ground (b) for the arrears to be substantial or last for a long period of time. On the facts, although the tenant's rent was always paid, it was usually paid late and only after the landlord had been forced to call for it. The court refused to grant a new tenancy.
