The rent review clause in a very long lease provided for a review to 84% of the 'market rent', which was defined as the rental value for the premises let on similar lease terms 'including rent reviews'. Although it would largely negate the 16% discount, this clear express wording had to mean that the market rent was to be assessed on a hypothetical letting with the same review provisions, that is to only 84% of market value.
