Summary

A break condition was that there was no money owing to the landlord at the break date. The tenant had covenanted (as most tenants do) to pay interest on late payments of rent. The tenant had paid rent late, but had not paid the interest. Even though the landlord had never asked for interest, and even though the amount of interest unpaid was only £130, that was enough to invalidate the break.
